The peaceful countryside surrounds you with mountains, woods, the Rapidan River, ponds, tributary streams, rolling pastures, and neighboring Rapidan River Ranch (RRR).

The RRR property is a private working ranch, home to 200 cow-calf pairs that are rotationally grazed on the property and on GMF pastures. Stewardship includes managing the farm environment and the herd to promote natural behavior, healthy soil, and sustainable practices. You may even catch our herd moving to fresh grass on any given day, and fall is calving season.

2941 Cottage is managed by Graves Mill Farm, which faces RRR on the opposite side of the valley across the road. Our mission is to provide spaces for non-profit organizations, fostering a shared environment aimed at nurturing community bonds and revitalizing the natural surroundings.

With this auction of 2941 Cottage, RRR and GMF aim to support Hoover Ridge Park and its activities, including the Youth Soccer Progam.

Details:

During your stay, you will have access to both properties, which includes our mountain spring and groundwater-fed 3 acre Upper Pond with dock, ideal for swimming in warmer months. This pond is fully stocked and operates on a no barb catch-and-release basis. Additionally, we offer privately maintained walking and hiking trails on the property, ranging from easy flat forest paths, crossing streams and fields, to a more challenging hike up to Flat Top Ridge. Within a short 3-mile drive is the entrance to Shenandoah National Park and The Rapidan Wildlife Management Area. The RRR and GMF properties boast a pristine night sky perfect for stargazing, while the varied landscape provides a rich habitat for birds. Be sure to bring your binoculars for the opportunity to spot eagles, kestrels, hawks, and an array of songbirds. During the summer months, we provide a sunflower field for both picking and photo opportunities. Our GMF tractor chickens will provide you with fresh eggs for breakfast!

If you wish to explore beyond the farm locally, several wineries, restaurants, and a brewery are within close proximity. Nearby Culpeper and Charlottesville offer a variety of shops and dining options. The cabin is located approximately 1 hour and 45 mintues from Washington, DC.
